How it Works

When you get a home loan through Patelco, we will work diligently to close your loan on or before the closing date stated on your application and original purchase contract – And if we don’t, we’ll write you a check equal to your first month’s principal and interest payment.2 See below for restrictions.


The following restrictions apply:

  • Program applies only to 1st lien position purchase transactions closed and funded with Patelco Credit Union. Property must be owner-occupied residential 1-4 unit dwelling in the following California counties: San Francisco, San Mateo, Santa Clara, Santa Cruz, Alameda, Contra Costa, Solano, Marin, Sacramento and Sonoma.
  • Buyer must provide Patelco Credit Union at application date a copy of the original, executed purchase contract that states the closing date, and must provide all required loan documentation within 48 hours of application date.
  • Closing date must be a minimum of twenty eight (28) days from application date.
  • Buyer must lock an interest rate and completely satisfy all loan requirements and conditions for loan approval, including payment of credit report and appraisal fees, a minimum of fifteen (15) business days prior to the original contractually established closing date.
  • Guarantee is void if: a. Application or loan documentation contains fraudulent information or misrepresentations. b. Buyer’s employment changes during the processing of loan request. c. Buyer or seller move the closing date to a date earlier than stipulated in the original purchase contract. d. A delayed closing is due to buyer’s actions or omissions or is due to the delays from an unaffiliated third party. e. Buyer changes loan terms or loan product after application submission. f. Buyer does not stipulate a closing date in the original purchase contract. g. Delayed closing is a result of a natural disaster or catastrophic event beyond our control. h. Buyer’s loan application is submitted less than ten (10) days prior to the contingency removal date stipulated in the purchase contract. i. Applicable law or investor requirements impose a required waiting period prior to closing, including but not limited to a waiting period due to re-disclosure to you of updated loan, or Truth in Lending Disclosure information, or delivery of an appraisal or appraisal addenda, and that waiting period prohibits us from closing on your set closing date.
  • In the unlikely event Patelco Credit Union causes a delayed closing and does not proactively refund payment under the terms of this guarantee, buyer must notify Patelco Credit Union within sixty (60) days of the closing date. Whether buyer is due a refund or not, customer is responsible for making all mortgage payments per loan closing documents.
  • Patelco Credit Union reserves the right to amend or terminate this guarantee at any time, without notice. Eligible purchase transactions under this guarantee that have been submitted prior to amendments or termination will remain eligible.
  • This guarantee is not a mortgage loan approval guarantee or a commitment to lend and is subject to customer satisfying all underwriting guidelines and loan approval conditions and providing an acceptable property, appraisal and title report.
  • Offer not applicable on the Fannie Mae HomePath loan program, on property included in a short sale, on home purchases with sales price greater than $1 million, any refinance or home equity loan or line of credit.
  • Any payment we make pursuant to this Patelco Credit Union Timely Closing Guarantee may be reported to the IRS on a Form 1099-MISC. Please consult your tax advisor regarding any tax implications for you.
  • Patelco Credit Union employees and their families are not eligible.
  • Offer not transferable. Other restrictions may apply.
